What an existing-homes assessment actually involves

Zoning the plan

Conditioned and unconditioned zones set out against the real floor plan, because everything downstream depends on getting this right first.

Fabric and construction

Ceiling, wall, floor and glazing build-ups captured as construction layers, not as a single dropdown guess.

Appliances and the zones they serve

Heating and cooling recorded per appliance and mapped to the zones it actually conditions, which is what the standard asks for.

Evidence

Photographs and documents attached to the thing they evidence, so the assessment can be reviewed without reconstructing your site visit.

Validation before submission

The checks run against your assessment while you can still fix it, rather than arriving as a rejection afterwards.

The rating itself

Submitted to the engine and returned as a star rating, always reported to one decimal place.

Built for the regulated path, not adapted to it

Plenty of tools bolt a compliance mode onto an advisory product and hope the two never diverge. We keep them separate on purpose. The regulated assessment has its own data model, its own validation and its own audit trail, so nothing an advisory shortcut permits can quietly leak into a submitted rating.

That separation is the whole reason the tool can be trusted with work that carries your accreditation.

Zones and conditioners are separate objects joined by name, so a conditioner can serve more than one zone without the payload duplicating areas.
